I know of a citizen that just got a letter notifying them to appear in immigration court. I told them they need to get a lawyer right now.

If you have dogs that get along, the dog door would be awesome. I bet the dogs would love it. If I was your neighbor, it would make me very happy to see your dog visit me.
I always thought you would put the posts inward to prevent climbing, but another neighbor installed a fence that was built like you said. I have no idea!

Yeah. I gave him old fence planks to use for building the hatch. He and his wife are a sweet older couple who love dogs. It’s kinda like living next to my dad or my uncle.
Deportations seem to be the primary benefit of electing Trump according r/Conservative. I check periodically to see if they regret Trump yet.
Obviously, hard to tell what’s real over there.

It affects the value of the surrounding spaces.
Example: A strip mall has a grocery store. If the grocery is active on the property, the surrounding spaces are more valuable to rent. The landlord can rent the spaces to restaurants retail stores because the grocery store has a lot of foot traffic.
If the grocery store “goes dark” or stops operating at the strip mall, the neighboring Chipotles and Game Stops lose money and close. The landlord can’t fill those spaces as easily as when the grocery store was there.
If the spaces are empty, no rent comes in. No rent means no mortgage payments.
Edit: I forgot to add. Commercial mortgages are different than residential for lots of reasons but a big one is the dollar amount. Some of these properties are $100M loans so the trusts and banks involved have a lot more say as to what goes on at the property.
If you want to fix your sink, you do it. If they want to, they have to get permission to make changes.

It’s not uncommon for there to be triggers on these loans that go into effect when a tenant vacates a property, even if they are still paying rent.
They direct control of their rents and they have to pay a monthly fee for management.
I can promise you, the only reason we returned to remote is luck. Our lease happened to be up at the same time our moral dropped.
Still, many of our employees cheered and celebrated the announcement. Take the wins where you can.

In one category, it dropped to 14%. We couldn’t hire anyone and people were quitting. Our president kept saying “We will never return to WFH.”
Less than 6 months after he said that, we went fully remote. The whole RTO thing lasted about a year before they gave up.

I have been timing movie previews since August 2022. I was posting the data weekly on Twitter but I stopped using Twitter when the sale to Elon was finalized.
My Qualifications
I have a monthly pass that allows me to go up to 4 times a week. I also worked at a theater for 4 years, with part of that time being as a manager and projectionist. I have selected and put ad rolls on the film myself.
I go every Sunday morning. I started timing ads and previews before the movie started and logging them in a chart, but I am not a data analyst. I am just an annoyed theater patron.
Movie Previews and Ad Roll Lengths
Note: Most of my data is from seeing movies at AMC. I can’t guarantee every theater will be this way but theaters that use digital film distribution instead of physical film should be similar.
Timing start at the scheduled showtime and start the moment the last ad stops and the film credits start.
If you go to AMC, the Nicole Kidman ad is always the last one. I stop counting as soon as she says “AMC Theaters, we make movies better.”
TLDR: I tracked movie ad times for years and recommend showing up 15 minutes late.
